You’re NOT an RE investor

Hey there, marketer.

What? You think I should say: Hey there, investor.

Nope!

You need to view yourself as a marketer not a real estate investor. 

Here’s why…

So, what matters in our business? 

What matters is:

  • Making money
  • Doing deals 
  • Making offers 
  • Talking to sellers

So, how do you do that last one — talking to sellers — so you can move up to the other tasks?

You do marketing. 

It ALL comes back to marketing. 

You just need a very simple marketing plan with 1 or 2 things on it. Not 5 things. Focus makes your rich.

The goal from your marketing is to talk to 5 sellers a day, 5 days a week. That’s 25 sellers a week. Be consistent.

Now, let’s say you’re meeting that goal by half. Guess what happens when you meet at least half your numbers? 

You start doing deals! 

Honesty: Doing the marketing by yourself — DIY cheap — can be stressful. I know because I’ve done it. 

See, I started realizing how important it was to get the marketing done for me in spite of me.

When I did my own marketing, I’d go balls-to-the-wall with it — then leads would come in and I’d stop the marketing to focus on the leads. No good. 

My pipeline would dry up, and I’d go into panic mode because I realized it’s not like a light switch… you can’t just turn it on and the leads start flowing back again…

It takes time. It takes momentum. 

Just because I send a letter today doesn’t mean a potential lead from it comes back any time soon. We’re talking weeks, months. 

Don’t ever, ever, EVER stop marketing.

You don’t have to and shouldn’t do your own marketing! You need to get somebody else to do your marketing for you — and that’s not difficult. (Hooray!)

Get someone else to do it for you — hire:

  • VAs to do direct mail through an online company
  • VAs to send text messages to landlords on Craigslist
  • door knockers
  • people to drive for dollars 
  • bird dogs
  • Realtors
  • You kids! (seriously)

And for Direct Mail: 

Outsource your marketing ASAP. Hire a VA or a local assistant to do ALL of your marketing.

Don’t overthink it. Don’t feel like you have to figure it all out and do it yourself first before you hire and train somebody to do it for you. Just get someone to do it for you — and show them some free YouTube videos on how to do it. 

Don’t complicate it.

Want to go broke fast? Be a real estate investor. Want to make a crap-ton of money? Be a marketer who does real estate investing. 

This is my mantra: We’re not in the real estate investing business. We are in the marketing business. 

I’m challenging you right here and now to stop thinking of yourselves as real estate investors — start thinking of yourselves as marketers who do real estate investing. 

Plain and simple. 

Leads are the lifeblood of your business. If you don’t have any leads, you’re not going to do any deals. How do you get leads? Marketing!

It all starts with marketing.
