Yeah, for real. (Don’t roll your eyes… keep reading.)
But hey, I get it… most investors frown on getting leads from Craigslist. And rightfully so, if you are focusing on wholesaling, rehabbing and flipping.
But for lease options, Craigslist is a gold mine waiting to be tapped. It’s a cheap and easy way to market.
I’ve actually been using this strategy since 2008. So I know it works!

Simply text rentals and FSBOs.
Allow me to manage your expectations a bit…
On average, you’ll need 25-30 leads from Craiglslist to get 1 deal. And an average, you need 3-4 weeks to get a contract—from the time you initially talked to the seller. And, you’ve gotta nurture and follow up with the leads.
Okay, here’s the easy 1, 2, 3 formula:
- You or your VA sends this text: “Hey, I saw your ad on Craigslist. Property looks nice. Is it still available?”
- If they say “yes,” you respond back with: “Are you the owner?”
- If they say “yes,” you respond: “You wouldn’t consider doing a rent-to-own or lease option, would you? Maybe rent it out for a year and then sell it?”
That’s it, folks.
What’s great about this method is that you’re talking directly to the person who makes the decisions about the property… not a property manager, not a Realtor… the owner.
Side Note: I love Craigslist because it’s free. But you do need to do other marketing as well. I suggest direct mail, like I do. That, too, still works.
