Want to know one of the best ways, hands down, to get leads?

It’s super simple…

Text landlords and sellers on Craigslist.

Yep, that’s it.

I’m telling you, Craigslist is a gold mine for lease options and creative financing deals.

It’s a cheap and easy way to market. 

Look, I’ve been teaching this strategy for years… and I know it works because I do it. (I still do direct mail marketing too, because that’s also super effective.)

The way the average numbers seem to go is: 

  • For every 25-30 Craigslist leads, you’ll get 1 deal
  • It takes 3-4 weeks from the time you talk to the seller to actually getting a contract signed

As far as I’m concerned, those are workable numbers.

Here’s how to do it with the 1, 2, 3 formula

Text 1: send to a landlord or FSBO lead on CL:

“Hey, I saw your house on Craigslist, it looks really nice. Is it still available?”

If they respond back, “Yes,” your text 2 says: “Are you the owner?”

If they respond back, “Yes,” your text 3 says: “Would you consider doing a rent-to-own or lease option?” or “Would you consider a lease purchase… renting it for a year and then selling it?”

And if they say “Yes,” you hop on a call with them and you can begin to gauge their motivation. 

What’s cool is that you’re only talking to people who own the house… you don’t have to talk to Realtors or property managers or investors… 

You just talk to the owner.

So, remember: 

1—Is your house still available?

2—Are you the owner?

3—Would you consider a rent-to-own?

Simple as 1, 2, 3.
